These Community Guidelines (“Guidelines”) set the foundation for how Hosts, Guests, and all users interact with each other and with the Spixy platform (“Platform”), which is operated by Nexxuscore Global Solutions LLP. Our objective is to ensure respectful behavior, legal compliance, and a safe, trusted environment for everyone—including hosts, guests, neighbors, and the broader communities in which our spaces are located. Adherence to these Guidelines is a mandatory condition of using the Spixy Platform.

1. Respectful Conduct

All members of the Spixy community are expected to interact with courtesy and professionalism.

  • Harassment, abuse, hate speech, intimidation, or threats directed towards any user, host, guest, neighbor, or Spixy staff member are strictly prohibited.

  • Discrimination on the basis of race, ethnicity, national origin, gender identity, sexual orientation, religion, age, disability, or any other protected attribute will not be tolerated and will result in immediate suspension or permanent removal from the Platform.

  • All communication facilitated through the Platform must remain professional, courteous, and truthful.

2. Respect for Communities & Neighbors

We expect all users to be considerate neighbors and to uphold community standards. Both hosts and guests are responsible for ensuring that bookings do not negatively impact the surrounding community.

What we do not allow:

  • Disrespecting surrounding communities: Guests must adhere to all local rules and homeowners’ association (HOA) regulations, including but not limited to quiet hours, designated parking areas, maximum vehicle limits, and proper disposal of trash and debris in assigned bins.

  • Community disturbance: Behavior that creates a nuisance for neighbors, such as loud noise, disruptive conduct, or excessive foot traffic, is not permitted.

  • Disruptive gatherings: Unauthorized parties, raves, or open-invite events are strictly banned, irrespective of size. Listings must not be used for gatherings that disturb the surrounding community.

  • Nuisances: Other nuisances, including excessive trash, lingering smoking odors, vandalism, trespassing onto neighboring properties, or misuse of parking spaces, are prohibited.

  • Advertising a listing as “party friendly” or for similar disruptive purposes is strictly forbidden.

3. Respect for Reservation Agreements

Guests are required to honor the rules and conditions agreed upon at the time of booking, provided they do not conflict with Spixy’s platform-wide policies. This includes:

  • Adherence to specified check-in and checkout times.

  • Compliance with guest count limits.

  • Observance of restrictions on pets, smoking, alcohol use, or commercial film/photography.

  • Proper and timely return of keys, access cards, or other provided equipment.

  • Maintaining clear and prompt communication with hosts, especially when issues arise.

4. Respect for Spaces

Guests must treat the host’s property with care and respect.

  • Guests may not leave a listing or its grounds in a condition requiring excessive or deep cleaning or repair beyond normal wear and tear.

  • Standard cleaning fees paid by guests are intended to cover only routine turnover cleaning activities (e.g., laundering linens, vacuuming, sanitizing surfaces, and general upkeep).

  • While hosts may not charge guests additional fees for failure to perform minor chores (such as taking out the trash or washing dishes), they may leave reviews reflecting the cleanliness of the space upon checkout.

5. Security & Property Rules

The safety and security of the property must be respected at all times.

  • Guests may not tamper with, disable, or obscure properly disclosed security devices such as cameras or noise monitors.

  • Accessing locked, restricted, or clearly designated off-limits areas within a property is strictly prohibited.

  • Any misuse, theft, or damage of a host’s confidential or personal property will result in removal from the Platform and may be reported to law enforcement.

6. Platform Integrity

To maintain a trustworthy marketplace, all users must act with honesty and transparency. Guests and Hosts may not:

  • Impersonate others, misrepresent property features or availability, or provide falsified identity documents.

  • Solicit or make unauthorized payments outside of the Spixy Platform unless explicitly permitted and agreed upon in advance for specific ancillary services.

  • Abuse or manipulate the review, rating, or complaint systems.

  • Use bots, scraping tools, or any form of automation to manipulate availability, pricing, or other platform data.

Hosts must only list spaces that they own or have the explicit legal authority and documentation to manage and rent.

7. Cleanliness, Damage & Responsibility

  • Guests are expected to report any significant damage occurring during their stay to the host immediately. They must cooperate in good faith with the host to resolve reimbursement for damages that exceed normal wear and tear.

  • Trash and recycling must be disposed of in designated receptacles. Leaving excessive litter or waste is prohibited.

  • Damage, missing items, or the need for unusual cleaning may result in additional charges filed through the Platform’s resolution center and will be reflected in guest reviews.

8. Pets, Smoking & Noise

  • Guests must strictly respect all no-pets or no-smoking rules as stated in the listing details.

  • In compliance with applicable law, legitimate service animals may be exempt from “no-pets” restrictions; however, guests must communicate this to the host prior to booking.

  • Guests must respect designated quiet hours and avoid creating noise nuisances (e.g., loud music, shouting, or slamming doors) that could disturb neighbors.

9. Community Disturbance & Party Policy

Spixy enforces a strict, zero-tolerance stance toward unauthorized and disruptive gatherings.

  • Prohibited Activities: All disruptive parties, open-invite events, and commercial events conducted without the host’s explicit prior permission are prohibited.

  • Consequences: Violations of this policy may lead to immediate booking termination without refund, suspension of the listing, forced updates to occupancy limits, or permanent removal of the host or guest from the Platform if a chronic nuisance is established.

10. Reporting & Enforcement

Neighbors, hosts, or other users may report disturbances or policy violations by contacting [email protected].

Hosts are encouraged to:

  • Communicate directly with guests to resolve minor issues when safe and possible.

  • Document all issues with time-stamped photos, platform messages, or witness reports.

  • File official reports through the Platform for damage claims or significant disputes.

Based on a report, Spixy may take actions including, but not limited to: content removal, booking cancellation, official warnings, and temporary or permanent suspension of guests, hosts, or listings.

11. False Reports & Extortion

Submitting false or malicious claims, attempting to extort another party for money or positive reviews, or using other manipulative or abusive tactics against community members or Spixy is strictly prohibited. Verified misuse of our reporting or review systems may result in permanent account termination.

12. Appeals

Guests and hosts who believe an enforcement action was taken in error may appeal the decision by contacting our support team. Appeals will be reviewed by a dedicated agent with consideration given to all available evidence, the context of the situation, and the user’s history on the Platform.

13. Legal Compliance

All users must agree to comply with all applicable local, state, national, and international laws and regulations during their use of the Spixy Platform and during any stay.

14. Guiding Principles

We ask all members of the Spixy community to abide by three core principles:

  1. Treat your host’s property as you would your own.

  2. Follow all host-approved house rules.

  3. Communicate promptly and honestly if any issues arise.
